Patios, lanais & pool surrounds
A cleaner foundation for everything that happens outside.
We clean patios, pool decks, lanais, walkways, and gathering areas using an approach selected for the surface, condition, and surrounding environment.

The problem
Florida buildup changes the way a space feels.
Organic growth, tracked soil, rain, irrigation, shade, salt, and daily use can dull the areas that frame the pool and outdoor room. Cleaning should improve the space without treating every material as if it were bare concrete.
Scope
Areas we evaluate
- Pool surrounds
- Covered patios and lanais
- Paver and concrete areas
- Natural or manufactured stone, where within operational capability
- Walkways and steps
- Edges, transitions, and selected adjoining surfaces
The method follows the surface
At the walkthrough, we identify the material, visible condition, drainage, nearby furnishings and landscaping, previous coatings or sealers, and any areas that require special caution. We then confirm what result is realistic before work begins.
Confirm the exact materials and methods the team is qualified and insured to treat before this list is published.
The finish record
Pressure is not a method. The material decides.
Concrete pavers
Surface cleaned, joints re-sanded, then sealed only once the deck is dry through.
Joint firstTravertine and marble
Low-pressure soft wash with a pH-appropriate cleaner, rinsed before it can dry.
No acidBroom-finish concrete
Cleaned at a pressure the finish can carry, working with the broom direction.

Before we visit
Will every stain come out?
Some buildup responds very well to professional cleaning; other discoloration may be permanent, below the surface, related to rust or minerals, or affected by an old coating. We set expectations after seeing the condition and do not promise universal stain removal.
Do you use pressure washing on every surface?
No. Pressure is one tool. The team identifies the surface and condition before selecting an approved pressure, soft-wash, or detail-cleaning method.
How often should a pool deck be cleaned?
There is no single interval. Shade, waterfront exposure, landscaping, irrigation, screen enclosures, pets, occupancy and material all matter. The first visit gives us a basis for recommending cadence.

Send a few photos of the deck.
A focused patio or pool-deck service can often be quoted from clear photos. Larger or mixed-material spaces are better handled in person.
